I am writing to say thank you for all of the help you have provided in my real estate

business. So far I have been able to put a house under contract  $59,000 the approximate value of this home is about  $75,000. I am confident that I should be

able to sell this home for nice increase over the contract price. The following advice you have given has made this possible.

1. You said to just get out and make offers.

This is the biggest key in the entire process. The more offers made the greater chances of success you will have.

2. Every home is a good home at some price. The house I have under contract is not the typical investment property. It is a 728 square foot home with a full basement 2 upstairs bedrooms with a non conforming in the basement. Normally investors are told to go after a 1500 square foot 3 bedroom and bath home. These homes are great when they can be found  but any home is good home at some price.

3. Actively market any home under contract. This is important. On my first marketing attempt I was able to show this home to 4 cash buyers. I was also able to make contact with another cash buyer who was not interested in this home but he said he would be interested in another type of home if I could find one for him.

I will keep you posted as this deal progresses. In the mean time I want to say thank you for all you have done.

Your three day mentorship was an eye opening experience.  I always believed that a real estate transaction was an evolved process but the interplay  of the many players brought that belief into

a clearer reality.

Finding and analyzing the property, calculating the rehab cost, comparing the value of the property to those other similar in the neighbor hood, qualifying the profit margin(20% or $20K, making sure all documentation with the: contractor, lending partner, closing attorney, structuring attorney and my financing are in line with the closing process.

The combination of the online tutoring with in the field experience should allow any one to put meat on the bones of their entity to meet our financial goals.  Money isn't every thing but it sure does help us on our road of happiness.

Please let me know if i should be doing any thing else to speed this process along.

Someone smart said that the road to success has three steps: 1) get the right information from the right people, 2) ​execute those strategies under expert supervision, 3) ​repeat until proficient.

This is not the first program we've been in to learn about real estate investing, but Brian Petersen's one-on-one mentorship has been the closest to the practical experience we actually need.  He does everything, step by step: analyzing the town and its neighborhoods, visits to residential and commercial properties, evaluation, photos, analyzing the numbers and how to translate them to maximum profit, curb appeal, the age and condition of the house, materials, possible exit strategies, etc.  We became acquainted with contractor groups, real estate agents, property managers, money lenders…  He has an answer to every question, a call or e-mail in response to every request - and that's on top of being very interesting to talk to and knowing all the best places to eat in Kansas City.

Oh, almost forgot - as a result of the trip, we now have a residential flip, a 4-unit residential rental and a 10-unit commercial rental under contract, and a team of people we can keep working with for many years and houses yet.

In short, for us this has been the best time spent and money invested in a year and a half of our investment education.

Thank you so much for all your help over the last number of weeks.
